When is PoA registration mandatory?
Broadly: when the PoA authorises execution or presentation of registrable documents concerning immovable property — several states mandate it by rule, and Sub-Registrars demand it in practice even where the statute is arguable. For any sale/transfer authority, treat registration as required.
Can a notarised PoA be registered later?
Registration requires the executant to admit execution before the Sub-Registrar — so the principal must appear (or use consulate-execution + adjudication routes for NRIs). An old notarised PoA cannot simply be "converted"; typically we re-execute a registrable version. Timing: registration normally within 4 months of execution.
Does the attorney also need to be present?

PoAs concerning immovable property are registered where the property is situated; personal/general PoAs typically where the principal resides. Multi-property PoAs may need careful drafting to anchor jurisdiction. We verify before booking — jurisdiction is the most common silent error.
How long is a registered PoA valid?
Until revoked, expiry of any stated term, completion of purpose, or the principal's death — registration does not extend life, it strengthens proof. Revocation of a registered PoA should itself be registered and notified for full effect.
Can registration be refused?
